Home Warranties

One of the tricks a lot of realtors use during the purchase of a new home is the Home Warranty.  I mean, you're spending thousands of dollars on a home and what's a few hundred for the warranty?  It's piece of mind for the home buyer and a little extra commission for the realtor.

However, it seemed that every time I called when I needed to have a repair done, I was informed it wasn't covered by the policy.  So after getting pissed off too many times, I didn't renew.  But there is that nagging part of me that wonders if I'm on borrowed time with major home components.  The A/C is over 15 years old and who knows what else is lurking. 

So, the question is, do I spend the money and get the warranty again or take the risk and hope the amount I spend on the policy can be put away for any big repair that comes up.  Anyone have any thoughts or experiences with home warranties?

I think it's a racket, but I know what you mean. I keep wondering if this is the year I'll be sorry for not having it.

was the warrenty supplied by the realitor? i think i was offered a year warrenty for appliences and it was like 400 bucks which i think i did purchase as it covered both units. and i think i did use it for a dishwasher or dryer... but i didn't renew as then unless all the stuff goes bad at the same time it's not worth it. PLUS buying new appliences now you can get rebates and such and the saving on power bills does make up for it.
